Stagnation or drop in the rental market?

It is difficult to foretell if the general rise in prices would last in the rental market of Budapest as well as countrywide, however, according to experts the almost irrealistic rise of rental prices of last year seems to halt. Although in certain districts - both in the capital and some county towns where - this rise has not stopped yet.

Exceptional districts in with outstanding rise of rental price:

· 13th district - rental price has grown by 23 percent, from 140.000 HUF to 172.000 HUF

· 11th district - rental prices have grown by 15 percent up to 150.000 HUF since last February

· 8th district – average rental price has grown by 14 percent up to 160.000

· the most popular apartments are the brick apartments of 50-70 square meters

The most expensive county towns:

· Győr

· Sopron

· Székesfehérvár

· the average rental price of the apartments is 120.000 HUF per month in these towns

Districts of Buda side with declining the rental:

· 2nd district

· 3rd district

· 12th district

· In these districts the average rental price was 169.000-173.000 HUF per month last February, whereas now it 150.000 HUF per month.

Two factors that have to do with the stagnation of prices and decline of prices in certain districts and regions:

· decline of demand: in January the demand to rent an apartment has dropped by 9 percent compared to last January

· growth of supply: further rise of rental prices can be impeded by the growth of supply, for example, this February apartments to rents have been rising by 29 percent compared to February last year.
