38% of the property buyers are investors in Budapest

The turnover of the real estate market did not increase in November, but data collected by the Duna House network indicates that buyers have serious intentions on the market despite the decreasing demand index.

There are still a lot of investors in the capital: 38% of buyers said that they bought estates in Budapest with investment purposes in November.

The Demand Index of Duna House is on a yearly low-point currently with 83 percentage points. However the overall turnover of the market passed 125 thousand transactions considering the entire year, which is 30 higher than a year before.

Panel apartments were sold for an average 138 thousand Forints per square meter in November in Eastern Hungary, while in the Western region buyers had to pay 149, in Pest 250 and in Buda 318 thousand for the same. Brick-built houses were sold for 307 thousand Forints per square meter in Pest and 437 thousand in Buda, and were sold in an average 2.5-3 months.

Newly built estates still represent only 2 percent of transactions in the capital and 4-7 in the countryside.

38% of buyers were investors in the capital, while a quarter of them bought their very first home in November.

Many sellers in Budapest want to move into larger properties (41%), while there were half as much of them who moved into smaller ones. 14% of sellers sold inherited properties.

In the countryside more than half of all transactions happened in the 5-10 million category, and more than a fifth in the 10-15 million category. The share of properties sold for 5 million or less decreased from 20 to 11 percent.
