- Where do you advertise the properties?
We will advertise your property on at least 5 websites, using Ingatlan.com and also Facebook groups, reaching different clients on the market. - Do you have a letting agent team?
Yes. We have a dedicated in-house team of five letting agents who actively advertise properties. In addition, we collaborate with a trusted network of external agents. These strategic partnerships ensure maximum visibility for your property. - How do you find and choose a tenant?
We go beyond simply matching tenants to properties. Every applicant undergoes a detailed background check to ensure the landlord’s security. This includes verifying proof of employment or education, and for corporate tenants, confirming the company’s credentials. - What is the commission of finding a tenant?
Our commission for finding a suitable tenant is a Budapest market standard, 1 month rent + VAT due at contract signing or when the first rental fee and the security deposit is received from the tenant. - What does the fee include?
It covers the full tenant placement process: finding the tenant, conducting background checks, preparing and negotiating the contract, presenting the terms, and, if requested, signing on your behalf. - Is it possible to choose just the management?
Yes, we are happy to manage your apartment even if it is already rented out. We can also take over the management from another manager or agency if the property is currently occupied. - What is included in property management?
Our property management service covers every stage of the rental process. This includes contracting with the tenant (drafting, negotiations, presentation, and, if requested, signing on your behalf), as well as a strict move-in and move-out procedure with full property handover and takeover, supported by an inventory list and meter readings. - How do you communicate?
We provide you with a dedicated point of contact who manages day-to-day matters and serves as the single channel of communication for all issues related to your investment. - Do you offer the option to set aside a buffer for costs?
Yes. You may provide a maintenance deposit that serves as a buffer for unexpected or recurring expenses, such as urgent or extraordinary repairs. In case you terminate the management agreement, the remaining balance of this deposit will be returned to you. - Do you have a team for renovations?
Yes, we have a skilled in-house renovation team. Many of our clients request a renovation or a smaller facelift to prepare their apartment for the market. Whether you need a full refurbishment or just minor improvements to increase the property’s value before renting or selling, our team is ready to handle the work. - Do you offer additional services for tax matters?
Yes. We provide a comprehensive chartered accounting service that includes: issuing invoices to tenants (required in the case of corporate tenants), reviewing legal options to reduce your tax burden (many expenses can be deducted from the original tax base, often resulting in savings of 50% or more, and in some cases reducing taxes to zero), as well as preparing and filing tax returns. - Do I need to travel to Budapest to meet you?
We would be delighted to welcome you in our office over a cup of tea or coffee, but your personal presence is not required. We can begin the service and complete all necessary procedures remotely, with solutions available to finalize agreements online.
