There is a period in each year when herds of students flood the Hungarian real estate market, in particular the rental market. Are they in a simple situation? Unfortunately, no way!

Finding a rental is tough

Several students’ fate was decided by the announcement of the entrance exam results on July 26. However, the good result does not mean the end of the fight. Students hunting for rentals are in a difficult situation because of the soaring of the rental prices in the capital and in university towns, not even mentioning the tight supply in the rental market. It is useful to start looking for the rentals in time. Who delays it, will fall.

Real estate agents do not let owners start a competitive bidding – namely, calling more potential clients and rent the flat to the one whose offer is the biggest -, and owners need to let their apartment to the first candidate, who is willing to pay the advertised price.

To calculate how much one needs to pay for the charges, utility bills can be requested with total confidence. Lease contract needs to include the rent, the deposit, the deadline and the form of payment, the notice period, and the time when owner can come to check the flat. It can be also useful to take some photos of the furniture and the general condition of the apartment as well as to make a list.
