Most expensive areas in Hungary: Győr-Moson-Sopron and Budapest

Traffic in the real estate market has significantly increased over year according to data by the Duna House real estate agent network, and overall the whole first half of the year provided better results than in 2014.

Those who invested in buying apartments spent 21 million forints on average in the capital, while only 9 million in the countryside. The price per m2 was the highest in Győr-Moson-Sopron county besides the capital, followed closely by Hajdú-Bihar county. Lowest prices could be found in Borsod, one square meter cost only 40% as much on average as in the most expensive areas.

Bargaining lowered prices by 6-8 percent on average – in Jász-Nagykun-Szolnok county buyers were able to lower prices with almost a tenth of the original price, while in the capital, Vas and Veszprém counties the average was only 4 percent.

According to Duna House, customers with investment purposes had a much higher share among the buyers then a year earlier, accounting for almost half of all transactions. On the countryside however the main reason remained the goal to move into a larger estate.

Demand for expensive real estate is also rising, based on the data this year more people are willing to pay higher prices – for example in Buda, where more expensive estates became more popular. The increase of prices can be felt in the countryside too, but mainly in lower price categories.

A breakdown of data by age shows that middle aged people between 30 and 40 paid the highest average price (21.1 million forints) for an estate in Budapest, while in the countryside people between 40 and 50 paid the most. Those who were buying their first apartment paid 16.1 million in Budapest on average, but only slightly more than half of this, 8.4 million in rural areas.
